Um thank you for bearing with me. So
yes, welcome to the environment
professional training course. Um it is
the 13th of May 2025. Uh for any of you
that of those that are listening to this
recording um after the fact, we run this
training course uh twice a year. Uh and
the overall intent of the course is to
accredit you guys individually as being
an environ development professional. So
treat today like a 101 course. um you'll
get to know every part of what environ
development is all about. We'll talk
about certification process right
through the technical standards, case
studies, and everything in between. So
um yeah, bear with me for the next
couple of hours. Um I'm hoping to kind
of have this finished by about 12 12:30
Queensland time or Eastern States time
uh for those of you that are elsewhere.
Um so yeah, it should be about two two
and a half hours depending on the type
of pace that we've got today. So yes, my
name is Taylor Hood. Um I'm the director
of sustainability and research here at
UDIA. Um so I look after our research
program as well as looking after broadly
the environment development program um
to ensure that yeah we are uh the
programs moving in the right direction.
We're ensuring that we're getting
certifications and training sessions
kind of under the belt to ensure that we
keep equipping industry um with the
tools to make good sustainable choices
when it comes to urban
development. So a bit of an outline for
today. So I'm going to talk about a
little bit of environ development
basics. So, some of you in the room
might already know a little bit about
environ development, but nonetheless,
I'm still going to cover off on the
basics of the system. Uh, then going to
jump into talk about the different
development types that we certify. Uh,
we've then got some motivations and
research findings that we've got to
present. Uh, we then run through the
certification process as well. So,
that's from start to finish, what it
takes to get your project registered all
the way through to certification. Um,
the bulk of today's presentation will
sit with five there, which is the
National Technical Standards version 4.
So we will run through the technical
standards um basically element by
element um so you guys have a pretty
good understanding as to what is
involved in the environment development
technical criteria um we will not be
running through technical criteria as it
is written one by one um but I'll at
least give you a good understanding of
what's in there um and I'll give you the
tools to be able to interpret it
nonetheless number six there we'll then
jump into a few case studies so I've got
a few projects here um that we've
certified in recent is that I think are
pretty good examples of some environ
development projects um that will give
you guys a pretty good understanding
over how certain projects might uh make
their way through an environ development
certification and what that actually
looks like on the ground um and what
that looks like from a project point of
view right through to the type of uh
initiatives that they essentially chosen
to incorporate into their projects so
that they could achieve envir
development. Um we'll then round it out
number seven there as roles and
responsibilities. Um so that will be
once the case studies are done all the
primary content is finished. Uh and then
we'll talk about roles and
responsibilities which is for those of
you that are being accredited today. Um
what that entails for you what your role
is in uh in the world of being an
environ development professional uh and
what your responsibilities might be as
well. questions for today. Um because
this is a essentially a webinar um and
you guys all we all line in kind of one
meeting. Um that would be a very big
meeting. If it was it wouldn't go very
well. Um there's a little bit of a
different way that we like to do
questions. So it's all in the uh all in
the chat function there. So it should be
a bit of a Q&A function there that
you've got in your control bar. So if
you have questions um just know that
there's a little bit of a delayed timing
of them kind of coming through for me to
view them. So, as we are going through
each section, if you're coming across a
question, just chuck it in the Q&A, um,
I will then get to it once I've either
finished that slide or finished that
section and we'll go through a couple of
questions. So, um, if we just wait for
the end of every section to ask
questions, then they might not they take
kind of about 30 seconds to come
through. So, um, it might be bit of a
delay of them coming through and I might
have already moved on to the next
section. So, as soon as you think of
something that you want to ask, chuck it
in there. I will ask I will answer that
question um when it's kind of
appropriate to do so to make sure that
we're kind of just um keeping good pace
and we're not kind of interrupting the
flow of of the webinar today. But yeah,
please questions are very very welcome.
As many as possible is always great. I
think it always promotes a good um a
good conversation that can kind of occur
um and lets me touch on a point that
maybe I wouldn't have seen as relevant
to talk about today. Uh the reality is
that I could probably do this
presentation over a couple of days. uh
we could go into a lot of details. So
again, this is just a bit of a 101. So a
bit of a one-on-one session um where you
guys will understand the basics of
environ development at the end of all of
this um and we'll be able to go from
there. I already got a question come
through. Will you providing us with the
slides? Absolutely, we will. Um we'll
absolutely be providing you with the
full slide deck of what you're going to
be cover what we're going to be covering
of today. Um as well as the recording.
So, if you do want to go back and for
some reason listen to me do this all
over again, um you can absolutely do
that. But yes, you will absolutely have
the slides after this. Um there is a
short quiz at the end of this training
session as well for those of you that
are becoming an accredited professional.
That's just to ensure that we um we know
that you've basically absorbed the
source content and you're taking on the
roles and responsibilities of what it is
that we're doing. Um the quiz isn't long
um but it is uh something that will be
sent to you at the end of uh this
session. It will be sent to you either
later this afternoon or tomorrow. So
just complete it while it's still fresh.
Um send that back to us and then you
will essentially receive your full
accreditation. Uh and we'll send you all
the appropriate documentation um as

So, first before I jump into all of the
um all of the criteria, what I'd love
everybody to do is to head over to
environvelopment.com.au. I obviously
know that you're all kind of part of a
computer. Um so, it' be great if you
could jump over onto our environment
website because what I want you to do is
I want you to download a version of our
technical standards. It's going to be
really helpful for particularly when we
get to the technical standards overview
part that you've got a version of our
technical criteria in front of you so
that when I'm talking through what it's
all about um you will be able to see
from your project types point of view
what it is that I'm talking about. Uh
and you'll also be able to make some
direct references over uh how some
specific criteria is worded in our in
our technical standards too. So if you
can head over to
environmentopment.com.au Are you um
you're going to get into the home screen
of environment development. Jump and
click into the resources tab of that.
Once you get to the resources tab, you
should be able to scroll down just a
little bit and there should be a
download the technical standards um
section here. So you'll see that there's
a fair few different files there to
download. So what I want you all to do
is to choose a development type to
download. The top download there right
there is our entire technical standard
document which includes 10 different
development types. So we have a
technical criteria from 10 different
development types. Wouldn't recommend
downloading that one right now. Um but
for the sake of this choose a
development type um just honestly just
for the sake of this session. It doesn't
have to be um exactly anything but it'll
just help you to follow along and to
understand how we structure our
technical criteria. If you're not really
sure what one to download and you might
work on a fair few different types of
projects, um I'd recommend either
downloading the residential subdivision
criteria. It's one of our most popular
and that's a very popular landbased
basically land development. Um or our
multi-unit residential criteria, which
is essentially apartments, high-rise,
high density development types. So those
two are our two most popular technical
standards. Um you can look at and
download at any of those, but they are
two most popular. So, choose one if you
want to. If you're more inclined for
built form, then go to multi-unit
residential. If you're more inclined for
land, um then go through to residential
subdivision. Um really easy there. But
yeah, just just choose one um to
do. So, once you've done that, you
should now have a PDF open with that
technical criteria in there. Great.
Wonderful. Just put that to the side for
now. Um and we will come back to that um shortly.

So there are two reasons why you are
here. Um you kind of fall into one or
both of these categories. Uh the first
one is to become an accredited
professional. So either you individually
or your company holds an environ
development membership and you are now
here to do our training so that you can
become an accredited environment
professional um and get the uh the
ability to be able to call yourself a
professional. So you're here to accredit
yourself. Um, and you might also be here
to just gain knowledge and know how on
how to certify your project. So, you
might have already done an
accredititation force on environ
development in the past, but you're just
looking for a refresher and kind of
gaining more knowledge on the new
version of our technical standards which
we released about 18 months ago. Um, or
you might just be here just to
understand what environ development is
all about and you're not here to
accredit yourself. You might not be here
at all to um because you're a member or
an environ development based member. you
might just be here and you've paid for
the training session and you just want
to know a bit a little bit more about
envir development. I know for a fact
that we've got developers in the room.
So developers in the room um can't
become an accredited professional
because we don't certify individuals
within a development company. We only
certify individuals that sit in
basically the supporter base of the
development industry. So the consultant
side. Um, but if you are a developer,
you've been channeled here because you
just want to know what environ
development is all about, what it takes
to get certified, the costs, you know,
what are the types of technical criteria
that we want to make you do. Um, you're
just here for a bit of a 101 as well.
So, there's a couple of different
reasons that you might be here, you
definitely fall into one or both of those
those
categories. So, for the environment
professional, so if you're here to
become an environment professional, you
will get formal recognition. Um there
will be a small assessment at the end of
this course which I talked about a
little bit earlier in the form of a
quiz. You'll receive that either later
this afternoon or tomorrow morning. Um
it's a survey monkey based uh quiz. So
you'll send through you'll get a link to
it. Answer the questions. Um send that
through to us. Um you need to achieve at
least 75% on that quiz to basically have
that formal recognition. um if you do
fall just short um you will have an
opportunity to redo that quiz where
necessary. So um I will just say so you
know the the questions aren't aimed to
be highly complex and complicated.
They're actually quite simple but it's
basically a have you been paying
attention type of quiz. So um like back
in the day when the teacher used to ask
you a really simple question in front of
the class when they know you've just
been staring out the window. Um so it's
a little bit like that. So we just want
to make sure that you're engaged in the
session. Obviously, this is a webinar,
so I don't know what you guys are up to,
but we just want you engaged. We want
you to understand what environment
development is about. So that when you
have that formal recognition, you're
representing the interests of environ development
development
appropriately. So an environment
professional, if you're here to be a
professional, you can assist by being an
active member of the project team when
pursuing an environ development
certification. So you might be part of a
project team um that's undergoing an
environ development certification. You
might provide assistance in coordinating
the application. So the specific
application that's being put together,
you might be assigned to by your client
to pull together that application or you
might be at least assisting part of that
application or you might be providing
assistance in colliding documentation
for an environ development
reertification. I'll talk a little bit
more about what a reertification is
later on in the session. Um but
reertification is the process that
happens once you've already achieved
your certification as as the project
essentially works its way through
construction and delivery. Um there is a
current directory of environment
professionals available on our environ
development website. So you can go on
our website and have a look at that. It
should be there in the directory in the
environ development professional side.
Um you should be able to find the
directory there. I will say it is the
most clicked part of our website. Um so
a lot of our primary clients being
developers that are certifying projects
they are always looking for consultants
that understand environ development so
they can assist them in their
certification side. So it is our most
clipped part of our website. So, you
know, after this, once you've received
your formal recognition, you will go on
our directory, um, which, you know, kind
of showcases where you operate. So, if
you're Victorian base, you know, where
you're operating in Victoria, um, the
company that you work for, um, and
obviously your kind of formal name there
as well, and some contact information so
they can reach directly out to you to
go, hey, I'm undertaking an environment
development certification. I see that
you're a planner in Melbourne. Um,
that's where my project is. because I'd
love to basically utilize your services
to your knowhow with environ development
to help me with the planning related
matters for an environ development
application. So that's where we get to
um that logo down the bottom. So once
you receive your formal recognition,
you'll actually receive that logo mark
there as well. So the environ
development professional logo mark um
you'll receive that you can put it on
your email signature on your website and
your capability statement for your for
your company. Whatever it is that you
want to do, you get to utilize that
logo. Now you can also put it on your
LinkedIn and bits and pieces as well.
We'll give you a um we'll give you I'm
an accredited professional social tile
that you can post about on your LinkedIn
if you want to as well. So what is
environ development? Um now entering
into the basics of what it is. So some
of you might be in this room go I don't
even know what environ development is.
I've been told that I need to be here to
understand it. So what the hell is envir
development? It's a sustainability
rating tool. Um we have a large coverage
of project types. Uh we certify a
project at any phase. It is a holistic
rating tool i.e. We look at everything
that a development is impacting from a
sustainability point of view. So that's
not just a built form of the project,
but it's also the site that it's
impacting, the waterways that it's
impacting, uh, and the community that
it's impacting both in the project and
external to the project as well. So we
kind of cover the entire project
footprint, whatever that looks like. Um,
our technical standards, which is the
document there to the left, which most
of you should have already downloaded
one, um, are progressively raised as
well. So we are always upgrading our
standards. We've been um a tool since
2006 is when we first launched environ
development. So as you can imagine the
sustainability world back in 2006 is
very different to what the
sustainability world looks like today.
So um we are always progressively
raising our standards pretty much every
3 to four years. We trigger a formal
review and we go through review all of
our technical criteria uh to make sure
that it is still up to date and relevant
to the uh industry standard that we now
find ourselves in. We also facilitate a
lot of uptake of research and knowledge.
So the beauty of running a
sustainability rating tool is you get a
lot of data. Uh you get a lot of data
from applicants all across the country
that using your tool about what types of
initiatives they're going for, what are
those initiatives look like, uh how much
are those initiatives, what are the most
common pathways to certification. We get
a lot of knowledge to understand where
industry likes to operate from the
sustainability point of view because
it's a pretty broad area. There's a lot
of different things that you can do, but
yeah, we get a fair bit of research and
knowledge on on what people want to do
and we utilize that information too. We
utilize all the information that we
collect from that and we like to try and
inform policy at the local, state and
federal level around this stuff too. So,
um, we have a seat around the table a
lot of those major stakeholders and
yeah, we definitely utilize the data
that we really collect from envir
development to inform how regulation
should or shouldn't exist um but where
they should play and where they
shouldn't play. But um yeah, we utilize
that information a lot which is great.
Um look, most importantly, this is a bit
of a brag for Envir Development, but
this is an industry reference guide and
it is completely freely available. So
there's nothing stopping anyone in the
world going on our envir development
website, going to where you guys have
just been, resources, downloading our
technical criteria and learning
everything there is to know about
environment. All of our IP for environ
development, all of our, you know, trade
secrets is built into our technical
criteria. It's all there for the world
to see. So, we're proud of that because
for a we've got obviously got nothing to
hide, but B, it just means that it can
just it can, you know, it's a reference
guide for industry. If environ
development at a bare minimum is just a
reference guide and no one decides to
certify with us, then we're very happy
to have that technical criteria updated
and available for industry to utilize.
Now, the reality is we're a
certification scheme because people come
to us because they want the
verification. They want to utilize the
logos on their projects. They they want
that. the community wants that, the
regulator might want that. Um, so of
course we exist as a as a certification
body because of what we are able to
offer, but all the knowledge that we
have is completely completely freely
available. So um yeah, it's all always
available on our website for anyone to
download. You know, at its heart though,
you know, envir development is a
marketing and branding tool. The reality
is that projects go out there, they jump
through all these hoops, they prove that
they've jumped through them so that they
can then market and brand themselves as
an environment certified project. So
certified projects gain access to our
suite of logos to promote their
commitment to sustainability. So just on
the right here is a bit of a collection
of logos that a if a project was to
receive a full certification which is
all six of our leagues which I'll
explain the system in just a minute.
They will receive this environ
development six uh certified logo in a
few different forms. So obviously we've
got the more vertical logo, we've got
the horizontal logo there and then we've
got the actual just the watermark that
they can utilize as well. They also get
access to the specific element logo
icons as well which there's six icons
there which represent the six areas of
environ development which I'll be
running through in great detail for the
rest of today but they get access to all
of those logos too. So we give them this
we give them a full package of those
logo suite and they get to utilize and
all their project
branding the structure of the tool. So
we are split into six areas of
sustainability. This is the way that
environ development is structured. There
are six leaves. Those leaves are
ecosystems, waste, energy, materials,
water and community. So there are six
areas, our six pillars of sustainability
that environ development likes to
operate like um all requirements within
each element will be will be achieved to
receive that element. So the way that
our certification team system works is
that there is criteria that sits under
each of those six elements. You must
achieve the minimum amount of credits
underneath that leaf to achieve that
leaf. Then you need to achieve the
minimum requirements under the next leaf
to achieve to achieve that leaf. Um
there is flexibility built within each
leaf around uh how um how many credits
and what options you've got to choose
from for what type of pathway you want
to achieve when you're achieving that
element. Um but there is minimum
standards that everyone must achieve. So
it will be in the form of mandatory
criteria. In some criteria it is a you
must choose at least two of these from
the following five options. Um so
there's different flexibility built
within there. Each element is siloed
with its credits. So no overachieving of
credits can help another credit. So for
example in the ecosystems element if a
client or a project has overachieved in
the ecosystems element let's say there's
a minimum 20 credits that needed to have
been achieved but they achieved 25
doesn't matter those extra five credits
do not help you out on any one of those
other leaves unless it's an initiative
that might have you know cross uh
benefit i.e. drought tolerant plant
species is something that we like from a
native point of view for ecosystems but
we also like it from a water point of
view from a drought tolerant point of
view. So unless it's selecting plant
species which you might be able to
achieve on multiple fronts you can't
credit share. So overachieving credits
and ecosystems doesn't mean that you get
additional credits anywhere else. They
are siloed. Why? Because this system has
been designed for the community. The
community won't understand um uh the
community doesn't understand credit
sharing. So we don't necessarily
facilitate it. We just have it all
siloed into each individual leaf. You
either achieve that leaf or you don't.
Super simple. For a minimum level of
certification in environ development,
you must achieve the requirements in
four of the six elements uh to to
receive certification. So that means we
have three levels of certification. We
have a fourleaf certification, five leaf
and a six leaf. um you cannot achieve
three leaves and achieve certification
from us. Um you must have at least a
minimum of four of those and it can be
any combination of four. We don't choose
what those might be. Same with five. It
can be any combination of the five. Um
for six, obviously self-explanatory that
it is all six of those
leaves. Most importantly, our tool has
been structured to ensure that it has
the community at the heart. Um we want
to ensure that we are giving our clients
a communication platform so that they
can utilize something like envir
development to communicate the
initiatives that they've achieved on
their project to the community.
Something like environ development proi
provides that platform. Um, so we're
able to give that to them and then it
gives them the license to and the
opportunity to talk about how they went
about achieving the water leaf or how
they went about achieving the energy
leaf, what that looks like, the types of
initiatives that they put into their
project. Um, it is all about
communication with something like this.
We know that it's really important to
ensure that the community is along for
the ride when it comes to these
initiatives and these certifications. So
we place them at the heart through our
branding um and the way that we package
environ development up for our clients
to have it as a platform to talk about
it with the
community. Our intent so broadly what
our intent is and this is almost like
our internal intent of what environ
development is trying to achieve we are
trying to achieve to be flexible enough
to encourage innovation i.e. We don't
want to be putting sustainability in a
box and telling environment and telling
the industry that they have to perform
in that box. We want to provide options
and flexibility because every project is
different. Every project is structured
different. Every site is different.
Every site has opportunities and
constraints that will that will
basically light a bit of a pathway
forward as to how they want to go about
achieving sustainability initiatives. Um
so we want to be flexible enough in our
standard that we encourage innovation in
our industry but we also want to be
difficult enough to increase the
benchmark. Environ development is about
pushing the benchmarks of our industry
to ensure that they are overachieving
what is minimum required in in in
regulation and that environ development
is something above and beyond that. So
we are constantly pushing that benchmark
further and further above by increasing
the capabilities of our industry. And
our third internal one is to be clear
and straightforward on how to be
certified. We know that a real key
sticking point in our industry is that
people get confused around certification
schemes more broadly. So we want to
ensure that our tool is clear and
straightforward on how you go about
getting certified. We don't want it to
be complex. We want to be really easy
because we want a project to focus on
the initiatives on the ground rather
than a highly complicated certification
process. We want a good certification
process that's difficult enough but
encourages innovation but is clear and
straightforward. It's not about making
things easy for them. It's about not
making the initiative easy. It's just
about making the process as easy as
possible. So these are our three intents
that we essentially have up on a wall in
to. So let's jump into the elements um
and what each element broadly means. Um
we will jump be jumping into in a lot
more detail each element in regards to
what type of technical criteria jumps in
there. But in terms of what the intent
is for all of our elements, the intent
of our ecosystems element, which is our
first element, is to protect and enhance
health and sustainability of natural
systems and encourage native
biodiversity and rehabilitation of
degraded sites. We think that's
relatively straightforward for industry
to understand. Waste to ensure
comprehensive waste management
procedures and practices are in place to
reduce the amount of waste to landfill.
That means through construction but that
also means through operational
building energy to reduce production of
greenhouse gases and reduce use of
fossil fuels. This is achieved through
greater efficiencies and energy usage
and use of renewable and non-polluting
energy sources such as solar power.
Pretty straightforward. Reduce your
energy usage on site on your project.
materials to specify environmentally
responsible material usage including
reuse of materials, recycled materials
in consideration of the life cycle
environmental costs of materials as
well. Water to improve water use through
water efficiency mechanisms and or
source substitutions such as rain
community to create vibrant, cohesive,
sustainable communities with good
community design, the provision of
community facilities and networks, safe,
accessible housing and options for the
vehicles. So, a bit of the brand in use.
So, these are a couple of projects that
have certified under environment and
this is them utilizing our environment
brand. So on the left here we have a bit
of a social tile um from Tapestry by
Sierra Group um down on the Gold Coast
and they've kind of utilized it in some
of their social tiles. Up on the right
there we've got a billboard there from
Rivermark over in WA by Hisperia.
They've utilized the environment
certification as a as a bit of a brand
mark right next to uh and on on their
billboard. Uh and down below the
Patterson by Mosaic Property Group
actually ended up using the logo on
their construction hoarding. Um so they
utilize it on their construction
hoarding. So people use it in different
spots. A lot of people talk about it on
their social media, on their website,
their project websites. Um but some
yeah, some put it up in lights a little
bit further by putting it on billboards
or construction boarding and bits and
pieces. So the idea is that environ
development is a brand that can be
incorporated into a project's branding
um without having to have I suppose a
significant amount of clash with what a
project branding might already be looking
looking
like. That's the fundamentals of environ
development. They are the basics. Um, if
there are any questions, feel free to
flick them through on the Q&A. Um, I
would be more than happy to answer any
of them, otherwise I'll move
on. So, development types, we have 10
different development types in environ
development. Um, they range from master
plan communities all the way through to
commercial. I think majority of these
are pretty self-explanatory, but I'll
just run through them nonetheless.
Master plan communities and residential
subdivision are very similar um uh
development types. The only difference
that we talk about it is a master plan
community is something that is above
1500 residential lots. Anything below
1500 residential lots in our eyes is
classified as a residential subdivision.
The reality is they are majority of the
time they are detached housing with some
attached maybe some townhouse precincts
and bits and pieces as part of the major
project but broadly um they are similar
you know green fieldbased residential
predominantly residential landbased
projects seniors living so seniors
living covers a couple of different
project types I suppose in industry it
covers the land lease communities so we
certify quite a lot of the land lease
communities so they're like the over 55s
lifestyle resorts um as as well as the
kind of age care a little bit there as
well kind of gets caught up in the
seniors living piece. We have pathways
in seniors living for high density and
low density. So we understand that
highdensity seniors living projects
exist as well. So we kind of have both.
Multi-unit residential is anything that
is attached and predominantly
residential. So that's attached housing.
So that could be town houses or that
could be an apartment tower. Depends. If
it's attached housing, we consider it as
multi-unit. Mixed use is a combination
of basically any of our development
types, but predominantly residential and
having some sort of retail commercial
use as well. Um, so a lot of the
mixeduse projects that we certify have a
multi-unit residential component, have a
retail component, have a commercial
component. And what we mean by that, we
mean a significant component as well. So
if we're talking an apartment tower that
has a cafe on the ground level, we don't
consider that as mixed use. just
consider that still as mixed um unit
residential. Um so yeah, it it really
does I suppose depends but broadly um
they are still considered as multi-unit
residential. If anyone's ever confused
as to what development type of project
might be would highly recommend reaching
out to us anyway, we recommend always
recommend that you reach out to us
before you go and do a bunch of work
because we want to make sure that well
for one you're reading from the right
playbook. Um industrial land that's
pretty self-explanatory for some
industrial projects. We have a technical
criteria for retail self-explanatory. Uh
education. So this is where childcare
facilities might fall under or uh new
schools or university campus. Um we've
certified you know a few of all of the
above. Um so that's what kind of where
all of that falls under. Health and age
care. So they are yeah like specific age
care facilities. So we're kind of beyond
seniors living um projects here in
retirement villages. were more and they
they need some actual care um or
specific housing needs uh such as kind
of you know produced by the CHPs or um
some of the church developers that might
be specific to a certain disability type
or something like that might fall under
health and age care as well. Um
commercial commercial is again pretty
self-explanatory just a predominantly commercial
commercial
building. Uh we've certified in fact I
actually needed to update that number.
We've certified over 280 projects now um
across the country. So, we've certified
in in every state in the country bar
Tasmania. Um we would love to there's
not a lot of new development that occurs
in Tasmania. Um we're trying to get
there. So, if anyone has any contacts
from Tasmania, we would love to get in
front of a few more developers that are
operating down in Tasmania. Um but yeah,
we we certify projects all across the
country and every state. Um and every
kind of location, too. So, you know,
really rural WA. We're talking like
mining town stuff. Um, that we've
certified, you know, all the way up the
the coast in Queensland. Um, you know,
all through New South Wales. We've
certified in CRA and the ACT, you know,
obviously South Australia, Victoria, and
NWA there predominantly there, too. So,
we've certified everywhere. Um, we've
got, yeah, now 280 projects in the
books. Um, certified under our tour,
motivations and research. So this is a
bit of a fascinating um piece and this
is something that we track quite a lot
internally because we're always trying
to refine and improve our technical
criteria but also our process to how uh
how people might actually certify their
projects. So we have three different
things that we track. We have a
developer feedback survey, we have an
annual certified project survey and we
have market research through focus groups.
groups.
through um all three of those we get all
sorts of findings that we use to
obviously refine our technical criteria,
how we're positioning our tool um and
maybe improving our process. So the
developer feedback survey is a survey
that we send out at the end of a once
we've basically certified a project um
and we get their feedback as to well why
did you want to um what what were your
motivations to utilizing environ
development? Um, so for a lot of them,
and this is kind of in order. So these
are all really important to them and all
like valid reasons as to why. There's
still some other reasons that we just
didn't include on the slide, but these
are the top reasons. Um, but we kind of
have them ranked in order. So industry
leadership is a really big one. People
like to be leading industry and
showcasing that they are being a leader
in the industry by utilizing something
like environ development. So that's a
real top one. Communication and branding
is a very very close second. So they now
get to utilize the environ development
branding in all their communication and
branding for their project. So it just
increases their overall project brand as
well as their company brand as well. Uh
a bit of a point of difference. So it
might be a bit of a point of difference
to their project compared to the other
one that's selling across the road
that's a bit of a competitor for them.
Uh third party verification. They love
the fact that is a third party coming in
and verifying the things that they are
doing. Establishing trust. So it kind of
builds into that branding piece as well.
But a tool like this does assist them
trying to establish trust with the
community. Corporate sustainability
reporting. So some love to do it because
they like to report on their
sustainability benchmarks internally. So
something like environ development is
quite measurable for that. Uh end user
benefits. So reduced uh life cycle
costs. So some are very motivated to
reduce that overall operating cost in
their project. Um and have that you know
strong end user benefit there too.
Sustainability performance is another
one there too. Consumer demand is there
too. That one's working its way further
and further up the list. Um that was
barely even on the radar not that long
ago. You know, we're talking like 10
years ago. Whereas now that has rocketed
its way up into contention as a real
motivation. So consumers are asking for
it. They are asking for it or they're
responding really well to it. When they
do start talking about it, they respond
really well. So that one's definitely
rocketing its way up into consideration.
And the last one's awards. So you know
that the the the ego of the developer of
course you know is that they get to you
know showcase the fact that they're an
environment certified project and that
does assist them in some awards programs
um you know such as the sustainability
category and the UDIA awards program
absolutely if you achieve environ
development certification uh or any
certification in that matter it
absolutely helps you on your way to um
you know maybe achieving award uh in the sustainability
So some key um findings from our annual
certified project survey. So what we do
here is we do a survey where we go back
to projects every year during their
reertification process um and ask them
how environ development is going. So how
it's going through the construction and
how it's going, how it's been coped,
like what what's been going on. The two
big findings that kind of come from that
is um so 76% of of projects engage a
consultant to compile all or part of the
application. So if you're a consultant
in the room um that's just a bit of a
statistic for you in terms of the fact
that they really do look for consultants
that have um expertise in environ
development so they can help pull
together the application. The other one
is a question that I get all the time
which is Taylor. How much does environ
development cost to include in the
project? How much is it going to cost me
to incorporate all these initiatives?
The reality is that it depends on a
whole range of different things. I.e. it
depends on well where's your benchmark
now? So what's normal practice for you?
Cuz that will depend. If your benchmark
is really low then to jumping up to
environ development might be a little
bit higher. Your benchmark's already
pretty good then jumping up to environ
development might be pretty minimal from
a you know materials and actual
initiative cost. So it depends on where
you're at at that point. It also depends
on the pathway that you choose. We have
a lot of lot of flexibility built within
environment development as a tool. So it
depends on the pathway that you choose.
Some initiatives are probably going to
be more costly than others. It depends
when you choose that initiative as well.
If you're building an initiative upfront
into the project, it's probably going to
be a bit easier and a bit cheaper to
incorporate into the project than if
you're partway through construction and
all of a sudden realize that you need to
figure out how to put a whole bunch of
solar panels on the roof. Like it's a
little bit it's going to be a little bit
different. It's going to add some cost
there, too. So it really does vary, but
my attempt to have some sort of
statistic for people in the room that
love that question is that on average
for all development types, there is a 2.7%
2.7%
2.75% average estimated extra cost per
dwelling or unit to meet environ
development criteria. So take that with
a grain of salt, please, because that is
broad. That includes all development
types and everything because the reality
is we couldn't distill it down any
further without it being a highly
corrupt number. But that is the average
cost that it takes to incorporate all of
the environ development initiatives into
your project. To some projects it might
be a little higher than that. For some
projects it might be a little bit lower
than that. To some projects it might be
zero because they were already a great
project and they've just come in to do a
bit of an exercise of getting the
accredititation for envir development.
They already were doing all the things.
Um so it might be absolutely a zero
cost. So really does depend. So take
that percentage with a grain of
salt. Focus groups. So we also have sat
down with the community in focus groups
and thrown our brand at them and tried
to get feedback and understanding as to
what they know about environ
development, what they know about
sustainability when it comes to um uh
you know just basically you know in its
its responsibility within the build form
world and particularly the residential
build form world. So when we throw the
ecosystems element at them and this is
before we kind of tell them what it's
all about. Um they see that it has
marketing value. Uh they don't
understand a fiscal value attached to
ecosystems. Um but they do understand it
from an ecological point of view. So
they expect that there's going to be
greenery, good quality landscaping,
quality life flow on effect. So they see
greenery, trees, rehabilitation,
protection, natural ecosystem, all of
those things as a good quality of life.
So um it's definitely got a lot of
marketing value for when you're
communicating your um your certification
to the community. They definitely hold
it in high regard. The energy leaf um
safety is really important with a modern
focus on community creation. Um
that sorry the community leaf here and
the energy section they should be around
the other way. Um safety is highly
important is for the community and the
strongest support and recognition is
supposed to be for energy. So let's talk
about community first. So safety is
highly important for them. So when we
talk about the community leaf they think
about it from a safety point of view. So
they want a modern focus on community
creation online and bits and pieces but
they understand it all as a safety. They
want to know their neighbors. They want
community events. They want passive
surveillance. Want all of these things.
They want to understand that because
that to them gives them a greater sense
of safety. Now onto the energy leaf. Um
this is the strongest support and
recognition and knowledge. So they
understand that when you start talking
about energy and sustainability in the
same conversation that this is going to
mean that they are going to be more
comfortable and save more money. So
highest amount of support is definitely
the one that they like talking about the most.
most.
Waste um when they talk about waste they
think about recycling facilities. So
they think about end of use and and uh
performance more than through
construction. Um they don't really
understand or or really understand it
but they do want to understand more. So
they have a huge app appetite for educ
education um in waste management. Um the
the recycling facilities, they just want
to ensure that they've got equal
opportunity to recycle as well as chuck
things in the landfield too. Um but
there's a big appetite for more in
education on waste management. So they
want to know more. You know, a lot of
them will watch the war on chases, war
on waste, you know, do and bits and
pieces. So um they really do want to
understand that a lot more. So it's a
good element to be able to talk to the
community about. Uh water, uh there's a
big emotional appeal here with water. Um
there's a high awareness to it. um
developers are considered to be
responsible for reducing water usage. Um
now look, I will say that it does depend
sometimes on where you are in Australia.
If you're in Queensland at the moment,
the water usage consideration is
completely out of the door. We've got
completely full dams up here, so no one
feels very worried about water scarcity.
Um but it wasn't that long ago where the
dams were really low up here, too. So,
you know, it's it's different, but
there's a lot of emotional appeal, too.
It wasn't that long ago where you know
Australia was going through a very well
doumented drought um and farming
communities were struggling um and
everyone wanted to to help out. So there
were a lot of appeals um out there for
for water scarcity. So there is a lot of
emotional attachment to water usage but
very interestingly they place the
responsibility for reduced water usage
on the developer. They don't necessarily
think that they should be changing
anything. They think the developer
should be setting up the project and
setting up their home in a way that they
are just automatically reducing time. Uh
materials uh definitely had a high level
of support which was surprising. Um it
should definitely be part of the
development marketing. They want to
understand more about materials and what
materials are good and what materials
are bad and what it means and recycling
content in them and aggregate and all
those bits and pieces. They want to
understand and they want to um know
more. So definitely an opportunity for
industry to to market that a little bit
better. So yeah, so they have a little
understanding of the healthy benefits,
but they have a huge hunger for more
understanding overall. So we kind of
talked about in you know sustainability,
environ development overall um solar
panels of you know offsetting common
area lighting or you know cross
ventilation energy saving measures with
a measurable financial impact were very
very popular. very popular. Of course,
as soon as you're communicating to
someone that you're going to save them
money on their energy bill or whatever
it is, sometimes their water bill and
whatnot, um they they care. They doesn't
matter where on the spectrum they are.
Doesn't matter if they're a single
income young person entering this and
having a passion for it or if they're,
you know, about to, you know, they're
living off their um their super and
their retirement and adult all care
about reducing money. Of course,
everyone wants to save money. So, very
very popular. definitely something that
should be up in lights when talking
about environment. Um definitely
provides a point of difference environ
development and a genuine guide to
sustainable design for them. So they
want to understand more about environ
development. They see it as a good point
of difference and and a way to talk
about it. Um and yeah they want to see
the environ development brand because
it's thought to validate the
authenticity of claims. um the community
doesn't have a lot of trust with the
development industry, doesn't have a lot
of trust with the local council or the
state council or anything like that. So,
their trust levels with our industry is
pretty low. But something like environ
development or commitment to something a
little bit more higher than just a
profit margin is definitely something
to, you know, uh assist with building
trust, but also to validate the
authenticity of claims. If you're just
doing sustainability things and then
trying to talk to the community about
it, they're a little bit more skeptical
party. Um, yeah, and just a couple of
stats that we did through these focus
groups as well is so
88.5% of all the community are prepared
to pay a premium if the dwelling offered
medium to long-term savings. So if they
see initiatives that's going to save
them money, they are more than happy to
pay more money. And the average premium
customers are prepared to pay is between
20 to $40,000 more on the cost of their
home if it means that there are
initiatives built into their home that
are going to save them money in the
medium for long term. So that also
includes initiatives that aren't
attached to money as well, but will just
give them some social capital when
bragging to their friends that they live
in a sustainable apartment or a sustainable
sustainable
home. Uh any questions on that section,

answer them at any point. Um I'll make
sure I read the questions out to
everybody as well before we do it. So,
yeah, Q&A function, if you've if you've

So the next point to talk about is the
certification process.
So the certification process is made up
of essentially six steps. It's five
steps to get to a certification decision
and then the ongoing reertification is I
suppose an extra step. So what we've got
here is we start off with an expression
of interest. We then move to registering
a project under envir development. We
then move to application submissions. So
we need to build out the application,
pull together all the appropriate
information for an application
submission. Um we then have a national
environ development board that reviews
that application. They then hand down
their certification decision assuming
that everything is good. The project is
now certified and then they will
undertake an ongoing annual
reertification or ongoing annual
certification. We call it the
reertification process um for
environment development to ensure that
the things that were committed to up
front are getting rolled out through the
life of the
project. So let's talk about the first
step a little bit more and expression of
interest. So pretty straightforward but
it's a meeting with you know us the
environ development team to talk about
environ development and its application
to the project. Um we get offer a free
audit to projects as well. So we tend to
go if you've got a project in mind, send
us a bit more information about the
project. We'll happily have a little bit
of a look and a little bit of a
benchmarking exercise over how you might
go with um with a tool like envir
development. You then get access to the
environment technical standards free of
charge. As you know, it's freely
available on our website, but for most
people they don't necessarily find it.
So we just make sure we point them in
the right direction of that. Uh we also
give them uh the list of environment
professionals. So that's you guys that
are now accredited. um we steer them
directly to that direct to the we direct
them to the environment professional
directory um where they can look at
everyone that's involved and in the
early stages of forming up their project
they might look to bring uh one or
multiple people on to help support the
project. Um they also get a copy of the
project registration form and fee
schedule. So feed schedule is how much
it's all going to cost in terms of what
the certification cost is going to be.
There is a cost to getting certified. um
and a formal registration form there as
well to fill out if they decide to move
on with project
registration. So assuming this magical
project has registered um there is a
registration fee which is payable which
is $1,000. Doesn't matter what type of
project you are, doesn't matter how big
you are, doesn't matter where you are,
there is basically a down payment or a
deposit which is $1,000. Again, I will
talk about fees um at the end once I've
just gone through the process. I'll talk
about fees again. Um at project
registration, this is where we provide a
spreadsheet. So the spreadsheet is the
application spreadsheet. So we provide
that to them to fill out to ensure that
they have all the appropriate responses
and and guidance on how to fill out that
application. Um we usually have
workshops with the developer andor
project team. Um this is completely up
to the discretion of the project or the
developer. They feel like they want
workshops, we're available. Some just
opt not to. they think the process is
straightforward enough that they don't
need to and they'll just get stuck into
the application and just get into um uh
basically like yeah forming up against
that. Um and then yeah they at this
point they kind of get access to the
environment bank of sustainability
initiatives too. So you know we walk
them through how other projects have
achieved things how they could you know
what certain pathways they could go down
to achieve certification there as well.
So that's kind of when that uh those
conversations I suppose come in
application submission. So the developer
consultant UDIA completes the
application spreadsheet. The application
spreadsheet um uh is submitted to
environ development for review. So
that's us. That's us, myself and my team
internally. We review the spreadsheet.
Um we come back to you with an RFI if
necessary and going oh we just actually
want a bit more clarification here, a
bit more information there.
um once those draft comments are
provided um you will have an opportunity
to respond and clarify before we submit
it to the board. So basically it's a we
work closely with you to get it to a
point where we're all happy and that's
us internally happy as well as the
application team. Um and then we submit
it to the environ development board of
management. Um before we get to that
step, this is what an application
spreadsheet looks like. Um I I won't
really go through it in a lot of detail.
Um we actually do run an advanced
training course which is an hour
training course. I think we've got a
maybe it's next month actually the
advanced train it's all on our website.
Um that is just about going through and
how to put together an application
spreadsheet. So and how to pull together
an application. So we talk about
everything here. We talk we run through
the details of an application
spreadsheet. We run through the amount
of detail, the dos and don'ts, tips and
tricks, all that type of stuff, so you
feel fully prepared to pull together an
application spreadsheet. So, I think
we're running that one next month. Check
on our website. But, um, yeah, feel free
to register to that. Again, if you're an
environ development member, just like
this course was, it's all complimentary.
If you're not an environ development
member, then there's a cost there. I
think it's $60 for the advanced courses.
So, anyone can come to those as well.
But this is what a spreadsheet looks
like. Uh, getting certified. Um so the
uh board review the project is presented
to the board. So we as the internal
environ development team present environ
development uh application to the board.
You're not part of that process. The
project team's not part of that process.
The developer is not part of that
process. Um the board might request some
further clarification. So through that
process there might be a little bit of
an RFI that comes out of it. Very
normal. Happens all the time. Um so
there might be a bit of further
clarification that's required. you'll
always have an opportunity to um respond
to that and then we move to a
certification decision. So assuming that
the certification decision is the
project is now certified wonderful uh we
send you a licensing document and a stat
deck uh which is provided to us for
signing. So the license document is
essentially us going okay now you can
use our branch because it's our branch
environ development we license you to
use it and we only license you to use it
for as long as that licensing document
is active. So you can't just use it for
the rest of your life. You can only use
it for that project for a certain period
of time, etc. Um so that's all just kind
of um wound up with that. Um we then
engage you guys about a launch event or
a bit of a media announcement. Um so
we're there to assist wherever possible.
Um we do a uh we have a framed
environment certificate that we can
present to you formally. Um and your
project is added to the list of
certified projects on our website as a
bit of a case study. So we put all of
our projects on the website. So as soon
as it's all certified, we form up a bit
of a case study template and we chuck it
on the website as well so everyone can
see it. Um you're then supplied with
environ development marketing material
too. So you get access to our logos, our
consumer guide, um and fact sheets. So
um the consumer guides on how to use our
brand. Um obviously with any brand
there's like rules on how you're allowed
to use the logo. You get provided all of
that. So that's all the the fact sheets,
the consumer guide, the logos are all
just give to given to you guys. um as
once that licensing document has been
signed um you get access to that and you
can then essentially utilize that brand
wherever you want. You can put it on
your website, you can put it on a
billboard, you can put it on social
media posts, you can put it on your
construction boarding um whatever you
want. It's completely up to you as long
as you follow the rules um of uh the way
that you're allowed to present that
logo. It's completely up to you about
where you want to put
it. So, you've now got a certified
project. You're like, great, thank you,
Taylor. We've got our certified project.
That's wonderful. Um, you're not done
with us then. Um, basically you will
need to reertify the project for the
life of the project. And we say life, we
mean until the project's complete and
it's just done and the developer has no
more interest in the project. It's just
all done. Nothing else is changing
anymore. Um, you will keep reertifying
your project up to that. So the project
specific support to build the project's
embroidered on branding and support and
media coordination is provided through
the reertification process. There is a
reertification fee that is payable. Talk
about that in just a minute. Uh changes
to the development need to be reported.
So if there is something that you guys
were certified under but things have
changed then you need to report that to
us and this is the formal part formal
time that those things need to be
reported to us. Um there are also
license conditions. So with any approval
um whether it is you know local council
or environ development there's usually
always some conditions built into um
into that approval. Um so yeah we just
go through those conditions with you
every 12 months until the project's
done. So there might be some additional
plans or reports or audits or approved
plans that now you need to rely to us to
satisfy some of those conditions. So
they're really upfront. They're really
upfront with the certification process.
So we formulate them. you know what they
are and then we come knocking um through
the reertification process to see if we
can now satisfy those license
conditions costs. So that was
essentially the process but the costs of
envir development are relatively
straightforward. Um so there is a
registration fee of $1,000. That's a
down payment and then we have a
certification fee. So the c
certification fee depends on the size of
your project. the size of your project
could be, you know, any basically from,
you know, 10 lots through to 3,000 lots.
Um, so we classify a fee based on the
size of the project. So your project
certification fee will be anywhere between
between
3.3 grand through to 19.5 grand. Um, so
you'll you'll fall somewhere between
that fee depending on the size of it. We
will always provide we will provide
accurate quotes to any project that
wants it. We just need to know how big
the project is. So from a residential
point of view, we want to know how many
lots are in it and how many units are in
it. So essentially how many are going to
be part of it. Um if you're a multi-unit
residential project, we want to know how
many apartments, how many dwellings will
be in there. If it's nonresidential,
then just send through how much GFA
you've got in the project and we'll come
back to you with an
academ. The reertification fee, which is
the fee that you pay every 12 months
through that reertification process, is
20% of your certification fee. So it
would be 20% of
$195,000 or it will be 20% of
$35,000 or anything in between. Um, so
whatever your fee is, it's just 20%. So
we calculate that um at the time of
quote, so you know fully upfront what
that fee is going to be. The fee will
not change for the life of the project.
So, we will not have CPI, we will not
have inflation, we will not have
anything like that. You will have that
resertification fee locked in for the
life of the project. Um, our fees change
from time to time. Like, don't get me
wrong, like we've, you know, we've
ratcheted up fees, little bits and
pieces, particularly over the last few
years as everything's gone up, right?
That includes the cost of running a
tool. Um, but what that fee is and what
that reertification fee is, it will
always be locked in. So be locked in on
today's price. Even if 15 years from
today you're still doing the same
massive project and you're still
reertifying, you'll be locked in with
the exact same price.
Non-compliance um you know it's
important I think it's pretty
self-explanatory. Um but it's important
to note is that you know non-compliance
with envir development i.e. you're not
doing the things that you're supposed to
be doing. Um, you know, for an envelop
and and and then for an element or
entire certification can can occur if
you know information is changed after
certification that reduces the overall
rating. License conditions aren't
adhered to. The project doesn't meet
local, state, federal environmental
requirements, i.e. it's done something
naughty there. We will have every right
to strip certification and
reertification isn't undertaken prior to
the renewal date. So for reertification,
we will always reach out basically 10
months from certification date, meaning
that we've got two months to sort out
reertification and it needs to happen
before the renewal date. We need to sort
it out. We need to sign on. You need to
have your successful reertification
occur before then. So any of those
options um you know might result in
non-compliance i.e. in an an element or
an the entire certification stripped
from the project. The environment board
of management does hold discretion to
strip the project of certification as it
sees fit. So there is a discretion built
into there. If there is something extra
extraordinary that doesn't fall into the
above conditions um that we feel uh
needs to result in a stripping of
certification either partial or full um
we have the right to do that. Of course
um in my time in my 200 odd projects
that I've certified it's never happened.
Um but there has been some
non-compliance examples that have
occurred. um they're usually, you know,
because the developer brings it to our
attention that they need to change
stuff. So, you know, non-compliance kind
of gets triggered. Um but we have had a
couple of projects where, you know,
there was some naughty environmental
things that occurred and then that has
resulted in us stripping away the
partial or full certification there too.
So, um yeah, non-compliance is real. We
need to make sure that we do it. Um
we're always kind of checking to ensure
that the things that a project commits
to are following all the way
through. Questions? Any questions on the

All right. So, we're about to get into
the meaty part of the presentation,
which is exploring the technical
standards. So, this part normally takes
about an hour, but I can maybe kind of
get it to maybe like 30 to 45 minutes.
Um we'll just kind of see how we go. But
what we're going to do is we're just
going to run through element by element
um what's involved in the environ
development technical criteria. So what
this isn't going to be is a line by line
reading through the criteria for every
single element for every single
development type. This is not what
that's going to be. We would have to be
here for all week if that's the case.
and we all have better things to be
doing with our week than just listening
to me basically read off a piece of
paper that you can look at at any point
in time. So what we're going to do is
we're going to be looking through each
element broadly. Um so that means that
I'm not going to be focusing in on a
certain development type and the
requirements that are in that certain
development type. I'm going to be
focusing on broadly what environ
development has included in the
ecosystems element, in the waste
element, in the energy element. So just
keep that in mind as we go through. I'm
not going verbatim for multi-unit
residential. I'm not going verbatim for
residential subdivision. What that
means, and I'll repeat this a few a few
times through, is that there might be
some sections that I talk about or have
up on the screen that you're looking at
the residential subdivision criteria and
going, I don't have a section that says
this stuff, Taylor. And that's because
it's just not relevant to your
development type that you might have in
front of you. I'm talking broadly and
this is why I wanted a specific
development type in front of you so you can follow along and just see what's
can follow along and just see what's involved in a particular development
involved in a particular development type as you go through. You can go
type as you go through. You can go through and go, okay, I see Taylor's
through and go, okay, I see Taylor's talking about lift systems in energy,
talking about lift systems in energy, but that's clearly not, you know,
but that's clearly not, you know, relevant in residential subdivision
relevant in residential subdivision projects and it's not a requirement
projects and it's not a requirement under my energy leaf. So, I can see
under my energy leaf. So, I can see that. I can see why. So, it's just
that. I can see why. So, it's just that's I just want to say that. I'm

know this is particularly important in you know in jurisdictions like
you know in jurisdictions like Queensland where we have high rainfall
Queensland where we have high rainfall periods. So you know we don't want bare
periods. So you know we don't want bare earthworks for years on end where
earthworks for years on end where basically erosion and sediment control
basically erosion and sediment control becomes really hard to manage when um
becomes really hard to manage when um you've just got bare earthworks going
you've just got bare earthworks going on. So we've got some criteria around
on. So we've got some criteria around appropriate staging of projects there as
appropriate staging of projects there as well and planning for those
well and planning for those outcomes. Urban ecology. So urban
outcomes. Urban ecology. So urban ecology is split into three sections. We
ecology is split into three sections. We have the essential requirements which is
have the essential requirements which is these three things and we have flora and
these three things and we have flora and fauna um sections as well. So for urban

ecology under the essential actions we've got no planting of invasive
we've got no planting of invasive species. So we don't want any invasive
species. So we don't want any invasive species being planted. It's still
species being planted. It's still amazing how many projects in Australia
amazing how many projects in Australia plant invasive species without realizing
plant invasive species without realizing that they're doing so. Um they're
that they're doing so. Um they're probably so invasive that they thought
probably so invasive that they thought they were native in Australia because
they were native in Australia because they're everywhere. um urban heat
they're everywhere. um urban heat island, we need to make sure that urban
island, we need to make sure that urban heat island is appropriately considered
heat island is appropriately considered and we have um specific criteria to
and we have um specific criteria to ensure that you respond to urban heat
ensure that you respond to urban heat island appropriately in your project
island appropriately in your project type. And then we have green
type. And then we have green infrastructure. So this is for our more
infrastructure. So this is for our more high density types, but there are some
high density types, but there are some requirements around specific green
requirements around specific green infrastructure. And what we mean by that
infrastructure. And what we mean by that is we mean
is we mean um uh you know deep planting, planter
um uh you know deep planting, planter boxes, um uh you know green walls, uh
boxes, um uh you know green walls, uh anything like that is all kind of built
anything like that is all kind of built into the green infrastructure of a
into the green infrastructure of a project. So we have some specific
project. So we have some specific requirements around that particularly
requirements around that particularly for our more built form higher density
for our more built form higher density types. So urban ecology broadly is split

brownfield/significantly modified sites there. We have considerations for um 90%
there. We have considerations for um 90% of species being in the public space are
of species being in the public space are native locally native rehabilitation of
native locally native rehabilitation of disturbed sites and degraded natural
disturbed sites and degraded natural ecosystems. Uh we have credits for water
ecosystems. Uh we have credits for water sensitive urban design outcomes. uh
They've got some indoor facilities. They've got a cafe built into here. So,
They've got a cafe built into here. So, this is just kind of one of those
this is just kind of one of those facilities, which is pretty cool. Now,
facilities, which is pretty cool. Now, broadly wrapping this one up, these are
broadly wrapping this one up, these are the big ticket initiatives that they
the big ticket initiatives that they incorporated into their projects to
incorporated into their projects to ensure that they achieved their
ensure that they achieved their environment certification. So, we're not
environment certification. So, we're not talking about every little detail that
talking about every little detail that they did here. We're not talking about
they did here. We're not talking about their erosion sediment control plan or
their erosion sediment control plan or anything like that. These are just some
anything like that. These are just some of the bigger things that they did which
of the bigger things that they did which gave them good credits throughout their
gave them good credits throughout their entire application. So key application
entire application. So key application features uh 117 hectares or 53% of the
features uh 117 hectares or 53% of the site was allocated to green open space
site was allocated to green open space and rehabilitation. That's huge. That's
and rehabilitation. That's huge. That's big credits in our particular ecosystems
big credits in our particular ecosystems element. Bio swales were utilized for
element. Bio swales were utilized for storm water management. 100% of the
storm water management. 100% of the planning is locally native and drought
planning is locally native and drought tolerant. Um they excavated some rock
tolerant. Um they excavated some rock through the civil works process which is
through the civil works process which is being crushed and used as road base
being crushed and used as road base through it. So they're utilizing the
through it. So they're utilizing the things that they're pulling up out of
things that they're pulling up out of the ground. Um a basics rating uh was
the ground. Um a basics rating uh was that uh each house had to be 20% above
that uh each house had to be 20% above regulatory requirements. Um basics is
regulatory requirements. Um basics is essentially the New South Wales
essentially the New South Wales equivalent of Naters. Um they for one
equivalent of Naters. Um they for one didn't want to do what everyone else
didn't want to do what everyone else wanted to do. So they had their own
wanted to do. So they had their own rating system. Google it, have a bit
rating system. Google it, have a bit more of a look at it if you're
more of a look at it if you're interested. um design guidelines
interested. um design guidelines mandated energy efficiency controls in
mandated energy efficiency controls in the homes. It also mand encouraged sorry
the homes. It also mand encouraged sorry encouraged use of responsible source
encouraged use of responsible source materials for homes as well. Um there's
materials for homes as well. Um there's extensive community consultation was
extensive community consultation was undertaken prior to launchment of the
undertaken prior to launchment of the master plan including resident groups
master plan including resident groups and buying groups and local clubs. Um
and buying groups and local clubs. Um they had an incentive there which
they had an incentive there which incentive policy which saw that $5,000
incentive policy which saw that $5,000 was available to residents that showed
was available to residents that showed compliance to the design guidelines
compliance to the design guidelines which is great. Now, they have to do the

design guidelines, but they're just really incentivizing people to really
really incentivizing people to really kind of steer into it. Um, and the hub
kind of steer into it. Um, and the hub and the wellness center provide an ample
and the wellness center provide an ample amenity for the residents as well, which
amenity for the residents as well, which really flowed into our community
really flowed into our community element. Um, but yeah, that's that's
element. Um, but yeah, that's that's Paris Cove. That's how they um went
Paris Cove. That's how they um went about achieving environ development and
about achieving environ development and um yeah, achieving achieving it in a
um yeah, achieving achieving it in a pretty pretty good fashion. So, the
pretty pretty good fashion. So, the other project that I'm going to talk

about is Mooney Valley Park by Hampton and Host Plus down in Victoria.

it, um was a mixed juice project. So we certified under a mixed juice technical
certified under a mixed juice technical standard. It's located in Mooney Ponds
standard. It's located in Mooney Ponds in Melbourne. The site area is 9
in Melbourne. The site area is 9 hectares. It has 2 12,000 units plus
hectares. It has 2 12,000 units plus town houses. Um certification was
town houses. Um certification was achieved in all six leaves and the
achieved in all six leaves and the previous use was a racetrack grand. So
previous use was a racetrack grand. So I'll see you'll see what I mean when we
I'll see you'll see what I mean when we get to it. So this is the location of
get to it. So this is the location of the site. a really like welllo inner
the site. a really like welllo inner Melbourne site. Um so the surrounding
Melbourne site. Um so the surrounding amenity is very very good. Um but yeah
amenity is very very good. Um but yeah really quite um in a you know kind of
really quite um in a you know kind of inner north
inner north really. So this is the actual site. So
really. So this is the actual site. So what we're looking at here is the
what we're looking at here is the entirety of this is the Mooney Valley
entirety of this is the Mooney Valley racetrack. It's a horse racing track and
racetrack. It's a horse racing track and bits and pieces. I think they might do
bits and pieces. I think they might do dogs and stuff there sometimes. I don't

actually really know. Don't really care that much. Um but this was the existing
that much. Um but this was the existing racetrack. So and this part of the site
racetrack. So and this part of the site here was the grand stand. So it's
here was the grand stand. So it's grandstand, car parking, etc. So what
grandstand, car parking, etc. So what they've done for this is they've
they've done for this is they've actually reconfigured this to turn this
actually reconfigured this to turn this site into a mixeduse precinct. So this

apartments, highrise apartments, um some dining and retail and commercial. Um
dining and retail and commercial. Um some mixed juice, but still some more
some mixed juice, but still some more apartments as well kind of down into the
apartments as well kind of down into the southern precinct. a real mix of what
southern precinct. a real mix of what we've got going on here of some varying
we've got going on here of some varying densities
densities too. So these are the town
too. So these are the town houses. This is some of the lowrise
houses. This is some of the lowrise residential that we've got. This is some
residential that we've got. This is some of the higherrise uh stuff that we've
of the higherrise uh stuff that we've got there as well. Um so yeah, you can
got there as well. Um so yeah, you can just see town houses. Stage A Thomas was
just see town houses. Stage A Thomas was the lowerrise stuff and then the higher
the lowerrise stuff and then the higher buildings were in the middle of the
buildings were in the middle of the site. So they've kind of done this on
site. So they've kind of done this on purpose. So they've got town houses here
purpose. So they've got town houses here and lowerrise apartments here because
and lowerrise apartments here because across the road we've got we've got
across the road we've got we've got detached dwellings. So if they went
detached dwellings. So if they went high-rise right on the edge of the site,
high-rise right on the edge of the site, it would be pretty stark and like
it would be pretty stark and like basically the community would push back
basically the community would push back a bit. So what they've done is they

and then they step up to higher density in the middle of the site where it makes

boom right into high density kind of straight away. So they've got a bit of a

this project. So green roofs were planned for all of the buildings except
planned for all of the buildings except for the town houses. 30% of the site
for the town houses. 30% of the site areas allocated to green open space.

the townhouse as well. Um they've got rainwater harvesting system in place
rainwater harvesting system in place which is like 61,000 L which does the

got community facilities including the tote park which is the primary park. Cox
tote park which is the primary park. Cox place dining which is the dining
place dining which is the dining precinct in there. Wellness sanctuary,
precinct in there. Wellness sanctuary, residents garden and child care too. And
residents garden and child care too. And they do ongoing monthly community
they do ongoing monthly community engagement groups. That's for
engagement groups. That's for surrounding residents and emerging
surrounding residents and emerging community as well. So that's for
community as well. So that's for everyone that's around the project that
everyone that's around the project that already exist in the suburb, but it's
already exist in the suburb, but it's also for the people that are starting to
also for the people that are starting to now live in there, but the project is
now live in there, but the project is kind of still ongoing. So they're
kind of still ongoing. So they're working through it on a stage bystage
working through it on a stage bystage process. You know, they still got
process. You know, they still got another at least 5 years in this project
another at least 5 years in this project to before they fully complete
to before they fully complete it. Um but yeah, that that's Mooney
it. Um but yeah, that that's Mooney Valley Park. So that is a couple of case
