0:06 you rely on them for data to pick up a
0:09 new Airbnb property or to do comps on a
0:11 property you will lose money like every
0:14 single time I also promise I'm going to
0:16 give you a better way that anyone can do
0:18 all over the world and bonus is it's
0:20 free you can do as much research as you
0:22 like on any type of property in the
0:24 world and it's going to be free I've
0:26 done this system for like 8 years and
0:28 even though it's not easy as 1 two 3
0:30 you're going to have to learn something
0:32 here so sit down and get ready it is
0:34 accurate and it works and my students
0:37 have picked up over 5,000 airbnbs using
0:39 this system of market research and
0:42 competitor analysis so yes I'm going to
0:44 give you both let's begin welcome back
0:46 Airbnb family this video is going to
0:48 correct some misinformation on the
0:50 internet to do so I have to give you
0:53 something I've never given before some
0:56 of my sauce now first the reasons why
0:58 you should not use airdna the reasons
1:00 why it's bad for your business is first
1:02 the thing you're actually afraid of
1:05 which is the data is inaccurate let me
1:08 tell you why airdna collects data three
1:10 different ways one they scrape the
1:13 internet for data two they have
1:15 Partnerships with Channel managers like
1:18 guesty toi not all of them though and
1:20 then three you can log into airdna and
1:23 get pricing tips this is their most
1:25 premium data but they have almost no
1:28 listings using this software out of the
1:30 millions of listings on the planet very
1:32 few are going to air DNA for pricing
1:34 information by doing that though they
1:36 get to reach inside your listing and get
1:37 all of your information including all of
1:39 your bookings how far in advance they
1:41 booked for what the prices are
1:43 everything that is really good data but
1:45 you may have saw in a recent video about
1:48 doing analysis on another Airbnb channel
1:50 here on YouTube someone was looking at
1:52 airdna data and they would go to click
1:53 on a listing and then the listing
1:55 wouldn't even exist anymore so now let's
1:58 go to the second one hot tub and
2:02 pool great let's take a look here let's
2:05 open the Airbnb listing oh doesn't even
2:08 exist anymore great bad data so now our
2:11 top two comps here don't aren't even
2:13 reliable data so now we know that the
2:17 highest 32 in the 78723 zip code at a
2:19 minimum is going to make
2:21 88,89 bucks but now I still have to
2:24 corroborate and make sure that even this
2:26 data is good so let's take a look
2:29 here let's open it up on Airbnb doesn't EX
2:30 EX
2:34 not reliable data what that shows you is
2:36 the Scraper on air is pulling
2:38 information from listings that it
2:42 doesn't have access to if airdna had
2:43 access to that listing through a channel
2:45 manager or a direct connection they
2:47 would have known that the listing had
2:49 disappeared and it would not have even
2:52 populated on a further in that example I
2:53 promise this is helpful that's why I'm
2:56 bringing up this other video's mistakes
2:58 if you pull a listing because it's the
3:00 best comping listing in a city City
3:02 makes the most money and then you click
3:04 on that listing and it doesn't exist
3:07 anymore and you do that for 1 2 3 four
3:09 listings all of the best listings on
3:12 airdna don't exist isn't that a red flag
3:14 that the best listings that made the
3:16 most money according to air DNA's data
3:19 didn't stay in business would you think
3:21 that profitable listings would stay in
3:23 business so for that reason we cannot
3:27 rely on past data that airdna has
3:29 because the future is now we want to
3:31 look at list today what they're making
3:33 today what they are actually making next
3:35 week and air DNA cannot give you that
3:37 data they cannot tell you what a listing
3:39 is making next week they only go back to
3:41 see listings that made good money right
3:43 after covid and that's why these
3:45 listings are going out of business
3:47 because within the last year when it was
3:49 good and no longer they failed but that
3:52 brings us to number two air DNA cannot
3:54 give you the why a listing is doing good
3:56 or bad they'll give you the size of the
3:58 listing the amenities they'll give you a
4:00 link to the Airbnb listing which is a
4:03 start but air DNA does not say that this
4:05 listing is doing bad because a host did
4:08 a bad job you can only read the reviews
4:10 but you can't tell if a host is not
4:12 changing their prices or if a host's
4:15 photos are bad or if a host's design
4:17 style is completely amateurish and
4:19 nobody wants to stay there there's so
4:22 much to factor into a listing success
4:24 that air D can't give you and guys that
4:25 should be enough right but there's one
4:29 more air DNA as a means to identify good
4:31 opportun unities cannot tell you what
4:33 the X Factor is on a listing it can't
4:35 tell you why a listing is doing better
4:38 than anyone else for reasons that are
4:40 just not obvious for example changing
4:42 your prices is something that everybody
4:45 should do that can't be the X Factor can
4:47 it having cool amenities seems like
4:49 something that everybody should do can
4:51 it be an X Factor the fact that the
4:54 listing is blue instead of green how
4:56 could that possibly be the X Factor
4:58 there's a way to find this out and the
5:01 free resource that I want to give you to
5:03 use today to do all of your research
5:06 including X Factor research like this
5:10 and what I call competitor analysis is
5:13 the Airbnb platform fire up your laptop
5:14 I'm not even going to look at my
5:16 computer I've done this so much let me
5:17 just walk you through this by memory
5:20 fire up your laptop and go to the Airbnb
5:23 search when you go to airbnb's platform
5:24 and search you're going to get a top bar
5:27 where you can type in a city date range
5:29 number of guests while you're on this
5:31 platform you also see what Airbnb is
5:34 pushing you right now in 2024 it's a lot
5:36 of stations they're going to take your
5:37 PIN right now and give you stuff that's
5:39 within a couple hundred miles a lot of
5:41 times they'll give you categories at the
5:42 top you guys have seen that landing page
5:44 but I want you to search for a city
5:46 let's say we search for Dallas in this
5:48 example and search for six guests and go
5:50 to I'm flexible something I'm going to
5:52 give you here are some terms that are
5:54 part of my course my program there's
5:55 something called a global search that we
5:58 do which is simply I'm flexible by
6:00 searching I'm flexible it's going to
6:02 pull all of the best listings for any
6:04 range of dates so pick any week I'm
6:06 flexible and pick every month for the
6:09 next 8 months and hit go now you
6:11 immediately have all of the listings
6:14 that airb be's algorithm is pushing this
6:17 is a huge advantage against air DNA
6:20 automatically air DNA pulls a map of all
6:21 the listings and all the comps that they
6:24 think that they've done outside of
6:27 airbnb's current algorithm this is
6:30 really powerful airdna cannot tell you
6:32 which listings that they're showing you
6:34 are the ones that are performing best
6:36 right now but Airbnb gives you that loud
6:38 and clear when you search it will give
6:43 you the top 15 18 25 50 listings on the
6:45 first and second page of search these
6:47 are the listings that Airbnb says these
6:49 are the most likely to get booked and
6:52 Airbnb has all of the internal data that
6:54 we don't get to see to feed the
6:57 algorithm to give you that this is data
6:59 that you can trust we then want to
7:01 remove new listings the reason why is
7:04 Airbnb does give listings a boost when
7:06 they're new so part of this population
7:09 is Airbnb giving new listings a shot so
7:11 take all of the listings that have a
7:13 good amount of reviews and we're going
7:15 to start there bonus is none of these
7:17 listings will cease to exist when you
7:18 click on them you're not going to waste
7:21 your time looking for stuff that
7:23 corroborates on one platform to the
7:25 other and now I know what you might say
7:27 but air DNA gives me all of this data on
7:29 the listing when I click on it yes yes
7:32 so does Airbnb I'm going to show you how
7:33 to get that data go to the calendar and
7:36 search you're going to notice that with
7:39 I'm flexible it picked a range of dates
7:41 this is another thing I didn't expect to
7:43 give you so let's back up when you go to
7:45 click on a listing you're going to see a
7:47 range of dates under every single
7:51 listing if today is May 1st for example
7:52 which you probably will see this video
7:55 by May 1st it should say this listing is
7:58 available from May 10th to May 15th or
8:00 from June 10th to June June 15th any
8:02 listing that is available farther in the
8:05 future implies that their calendar is
8:07 booked until then it's giving you the
8:09 first five dates that it's available so
8:10 when you look at listings try not to
8:12 only look at listings with lots of
8:14 reviews but ones that also aren't
8:16 available for three or four weeks that's
8:18 a sign that they have bookings this is
8:20 just going to save you time because if
8:21 you click on listings that have no
8:23 bookings we can't do the next step that
8:25 I'm going to show you here I also need
8:26 to tell you we're going to look at one
8:28 listing at a time I have a hack that
8:31 allows my students to batch a ton of
8:33 listings together and then visualize
8:36 that data also for free it's so powerful
8:37 that we use it when we do Revenue
8:39 management to not just for market
8:40 research but when we go to change your
8:42 prices and we want to see what our
8:44 competition's doing this hack allows us
8:46 to create a dashboard to make pricing
8:48 decisions that is not free that's some
8:51 of my best sauce you have to join
8:52 cracking super host if you want me to
8:54 coach you on the rest of what this video
8:56 doesn't give you but commercial aside
8:58 let's get back to this next step when
8:59 you look at this new listing that you
9:01 clicked on and you go to its calendar
9:02 it's going to show you the dates that
9:04 are available if you go and scroll left
9:07 or right you can see what days are
9:09 booked and what days are not booked
9:10 you're going to need to trust that this
9:12 listing is a full-time Airbnb if it has
9:15 a lot of reviews The Host has multiple
9:17 listings you can expect this listing to
9:19 be full-time because most of the
9:20 listings that you find at the top of
9:22 airbnb's algorithm are full-time
9:24 listings if you would like to know why
9:25 that is leave that in the comments and
9:27 I'll answer any questions that you have
9:29 about the Airbnb algorithm in the
9:31 comments and are you ready for something
9:33 really cool about the calendar you can
9:35 see the prices if you click on a Monday
9:37 and then click Wednesday or Thursday you
9:39 already get a ton of data you can see if
9:42 they have a 1 Day 2 Day 3 day or 4 day
9:44 minimum length of stay and you can see
9:46 their prices for that date range and
9:47 when you search for other dates you can
9:50 see if those prices change this is
9:53 already so much information if their
9:54 prices change that might mean that
9:56 they're using a pricing software but it
9:58 also means that they know enough about
9:59 this industry to change their price
10:01 based on supply and demand if they're
10:03 doing that based on Supply or demand or
10:05 they're using a pricing software you can
10:07 go through all of their months and see
10:08 which months are projected to be their
10:10 best months so you can see their peaks
10:11 you can see where they're most
10:13 optimistic on price you can see where
10:15 they're driving price down you can then
10:18 also see chunks of grade out dates on
10:19 their calendar if you pick the right
10:22 listing and you can look at the prices
10:24 before and after for the weekend before
10:27 or after and you can make a good solid
10:29 guess what those prices were before they
10:32 got booked because if every weekend is
10:35 $550 for two months and in there you get
10:37 a booking for one weekend you can guess
10:39 that it was $550 a night for that
10:41 weekend can't you you do this for
10:43 weekdays you do this for weekends and
10:47 you can start to extrapolate or to infer
10:49 what prices are now you look at all of
10:50 those blocked out dates and you start to
10:52 do a little bit of math looks like
10:54 they're getting $200 a night for their
10:56 weekdays 400 a night for their weekends
10:58 they've got 12 weekdays booked they've
11:00 got 10 week end's booked over the next 3
11:02 months you can then use this data to
11:05 piece together how to get their monthly
11:06 revenue for the rest of the year how to
11:09 do that exactly is a few more steps that
11:11 would make this a longer video so if you
11:13 want me to make this completely black
11:14 and white and easy to give you all of
11:16 the math for one listing for an entire
11:19 year send me a message on Instagram or
11:20 somewhere so that way we can have a
11:22 conversation about market research on a
11:23 broader level otherwise this would be an
11:25 hour but if you get the concept for this
11:28 let's move forward we also want to look
11:30 for if this listing is making mistakes
11:32 for example if they have dates available
11:34 over the next couple of weeks like very
11:36 near future and they're still holding on
11:38 to a 4-day minimum length of stay or
11:40 even just a 3-day minimum length of stay
11:41 that means they're not responding to the
11:42 truth which is that they're running out
11:44 of time to get bookings and their length
11:47 of stay minimums should be changing per
11:49 strategy this is a pricing strategy
11:51 thing that a lot of people skip is they
11:52 don't realize that the longer you
11:55 require a length of stay to be the less
11:57 guests can see your listing this is cool
11:59 if you want to do this 4 months into the
12:01 future future I don't exactly advise
12:03 this there are other more efficient ways
12:04 in my pricing strategy to get good
12:07 results but even if you did do that
12:09 because it makes it simple last minute
12:11 you can't afford to take that risk you
12:13 should be allowing two day one day stay
12:14 even sometimes to get your calendar
12:16 completely full if someone's making
12:18 mistakes like this or if their hero
12:20 photo which is their first photo is a
12:22 photo of the bedroom that's already
12:24 inefficient if the photo quality is low
12:26 if they have a bunch of redundant photos
12:27 if they've got some ugly photos in their
12:29 listing there's sorts of things that we
12:31 can determine are mistakes on their
12:33 listing every mistake that we're looking
12:35 for is to try to prove that this is
12:37 somebody that we can beat if we can
12:39 determine that a listing is both
12:41 profitable and that host is nothing
12:43 special then that should give us
12:45 confidence to get into a market because
12:47 if we're looking at the very best
12:50 listings and that host is near perfect
12:52 we can't pick apart anything wrong with
12:54 their listing how confident do you think
12:56 you are that you can compete with that
12:58 listing and this is a serious lesson my
13:01 friends I teach all of my students this
13:03 we're not looking for the best listings
13:04 we're looking for listings we can beat
13:06 if you can do comps and find
13:07 profitability where you can mop the
13:09 floor with somebody then you have an
13:11 opportunity to do business because
13:14 Airbnb isn't just buying a property and
13:16 letting somebody run it I know a lot of
13:18 you would love passive income and you
13:20 can get there in time Building Systems
13:23 and building teams but if you buy a
13:25 property and then you hire a co-host who
13:27 you don't know enough about Airbnb to
13:29 know that this co-host is amazing or not
13:31 you give them 25% of your revenue and
13:33 you give them a property that you think
13:34 is kind of like the best listing in the
13:36 city they won't make as much as the best
13:38 listing it's just going to be that way
13:40 and then you're going to give them 25%
13:42 of your revenue and you're going to lose
13:43 money because you did not know what you
13:45 did not know and they did not know
13:47 enough to stop you and you're going to
13:49 pay them 25% to run a listing you think
13:51 they're going to stop you from buying a
13:53 property no they want you to buy any
13:55 property and give them the keys that's
13:57 how co-hosts work they're not there to
13:59 protect you and then you're going to
14:02 notice something else The X Factor
14:04 Beyond finding listings that are
14:06 amateurish that are still making money
14:07 you're going to find a listing doesn't
14:10 exactly seem special on paper one that
14:12 doesn't comp well by all of your
14:14 standard metrics bedroom count number of
14:17 bathrooms total square feet yard size
14:19 the date that it was built your standard
14:22 amenities you're going to find listings
14:24 that you'd think wow this should make an
14:26 average amount of money because by all
14:28 of its black and white numbers it's an
14:30 average property but then you find out
14:32 that it's crushing it and then you have
14:34 to look at that listing long and deep
14:37 look for The X Factor is it their design
14:39 style are they using a certain type of
14:42 texture or color is it plant walls are
14:43 they using brick do they have Ved
14:45 ceilings is there exposed wood do they
14:47 offer things in the property that are
14:49 eclectic and fun is it just that it's
14:51 the only four-bedroom property in the
14:52 neighborhood is it just that it's the
14:55 only Studio property in the neighborhood
14:57 there are so many things that a listing
14:59 can have that makes it novel that makes
15:02 it unique and an X Factor compared to
15:03 the competition or as you could call it
15:05 an outlier when we find outliers that
15:07 are making tons of money that don't cost
15:10 a lot of money to hold but have a big
15:12 return those are the listings we love to
15:14 copy because if there's only one or two
15:17 listings in an area that are crushing it
15:19 for no good reason and we can find out
15:21 what that is we can be the third and
15:23 what's so great about these listings
15:25 that have X Factor a lot of them got
15:27 lucky they have no clue what made them
15:29 so great they're just making good money
15:30 there are some hosts in places like
15:33 Dallas San Diego Miami who have nailed
15:35 this recipe so yes you'll find xfactor
15:37 listings in these major cities and it is
15:40 being duplicated and replicated and
15:41 people are crushing this is what you can
15:44 do in regular siiz cities but to finish
15:46 the point these people who aren't that
15:48 good at Airbnb but got lucky because
15:50 they have that X Factor you can be a
15:52 better host than them but also maintain
15:54 that X Factor that they accidentally
15:56 gave you the recipe for there are
15:59 hundreds of little factors on a listing
16:00 that if you can see them you'll know
16:02 exactly what kind of host they are
16:03 you'll know exactly what kind of Market
16:05 they're trying to tap into and there are
16:07 things that I would not dare give for
16:09 free on this video that will tell you
16:11 exactly how many reservations someone
16:14 has every single month that you can see
16:16 for free right on Airbnb so if you want
16:18 a serious business-minded approach to
16:20 starting an Airbnb business one that is
16:22 designed to be competitive and put every
16:24 other Airbnb host out of business we're
16:25 not being playful here we're here to
16:27 make money right if you want to make
16:29 serious money as an an Airbnb host and
16:31 treat this like a business then reach
16:33 out to me because even more than being
16:35 an Airbnb educator on YouTube I'm a
